Postnow is an information service. Nothing on this website or in any report constitutes legal advice, financial advice, investment advice, surveying or structural advice, planning advice, insurance advice, or a recommendation to buy, rent, sell or make an offer on any property. Reports summarise public data; they do not assess any individual property's condition, value, safety or suitability.
2. Verify with professionals and official sources
Before making any decision about a property, you should consult appropriately qualified professionals — including, as relevant, a solicitor or licensed conveyancer, a RICS-qualified surveyor, a regulated financial adviser or mortgage broker, and your insurer — and verify information against official sources such as HM Land Registry, the Environment Agency or Natural Resources Wales, the relevant local planning authority, and the official EPC register.
3. Data accuracy and limitations
The data underlying our reports is drawn from public datasets which may be delayed, approximate, incomplete, superseded or recorded at area level rather than property level. Sold prices are historical and exclude certain transactions. EPC certificates may be up to ten years old. Flood indications are based on area-level modelling. Crime figures describe reported incidents at approximate locations. We present this data in good faith but cannot guarantee its accuracy, completeness or timeliness.
4. Area-level signals
Many signals in our reports describe an area — typically a postcode, street grouping or wider district — rather than a specific property. Two adjacent homes can differ materially in flood exposure, energy performance, planning history and every other respect. An area-level signal must never be treated as a statement about an individual property.
5. AI-generated content
Summaries, explanations and checklists in our reports are generated automatically from the underlying structured data. They are designed to be careful and balanced, but automated text can be imperfect or incomplete. Always read AI-generated content as a helpful starting point, not an authoritative conclusion.
6. No liability for decisions
To the fullest extent permitted by law, Postnow accepts no liability for any loss or damage arising from reliance on this website or any report, including decisions to view, rent, buy, sell, make or withdraw an offer on any property. Your statutory rights are not affected.
7. Not a substitute for searches and surveys
Our reports do not replace conveyancing searches, local authority searches, environmental searches, gas and electrical safety certificates, or any form of property survey. If you are buying, your solicitor's searches and an appropriate survey remain essential. If you are renting, you remain responsible for checking the tenancy agreement, deposit protection and safety certificates.
8. Service availability
Public data sources occasionally become unavailable or change without notice. Where a source cannot be read, we say so in the report rather than guessing. We may modify, suspend or discontinue any part of the service at any time.
9. Demonstration data notice
Depending on configuration, this MVP may generate reports from live public data sources or from representative demonstration data. Every report and every source panel states clearly which applies. Reports marked as demonstration data illustrate the product's format and approach only and must not be relied upon for any real property decision.
10. Nearby everyday life
Amenities, transport access, broadband and nearby education providers in reports are informational public-data signals only. They may be incomplete, out of date or recorded at area level rather than for your exact home. They are not travel advice, not admissions or catchment advice, and not a completeness guarantee for shops or services nearby. Check routes, timetables, opening hours, broadband availability and school admissions with official sources and during viewings.
11. Schools & saved report comparison
Nearby education providers are factual public records only — not rankings, scores or catchment guarantees. Admissions and availability can change; verify with the school and local authority. Saved report comparison helps you compare properties you have already searched using opaque session links. It is informational only — not a recommendation, valuation, safety assessment or professional advice. Comparison links contain session IDs anyone with the link could open; treat them as private and note they expire after seven days.
